NYC seller closing costs and net proceeds

Start with gross price, then work backward

A useful net sheet subtracts the mortgage payoff, brokerage compensation, attorney fees, transfer taxes, building charges, preparation, and any negotiated credits from the expected proceeds.

Transfer taxes can be material

New York State imposes real estate transfer tax on qualifying conveyances, and New York City has a separate real property transfer tax. Treatment depends on price, property, and transaction structure.

Check the building's fee schedule

Co-ops and condos may allocate flip taxes, move fees, managing-agent charges, or other transfer expenses to a seller, buyer, or both. Review governing documents and the current fee schedule.

Model more than one sale price

Create conservative, expected, and stronger-sale scenarios. Your attorney and tax adviser should confirm transaction-specific taxes and obligations before you rely on the result.
